Question & Answer

How much does it cost to build?

Construction costs are dependent on the size, type and specifications of your design. A qualified quantity surveyor is well equipped to advise on this by providing a bill of quantities and materials schedules.

How long will it take to build?

Just like with the cost, construction durations are dependent on the size and type of your design. A competent project planner, in this case, is well equipped to advise by providing a program of works.

What is the general cost per square metre (US$/m²)?

The general conception that there is such a rate is actually wrong, it is in fact variable. As the building footprint increases in design, the US$/m² decreases. The relation between two factors (floor area & rate) is inversely proportional to each other.

Why do construction projects breach set budgets and deadlines?

This is hugely caused by;

♣ incompetent budget estimates by tradesmen directly to clients,

♣ inconsistent production outputs on site due to lack of professional supervision and checks,

♣ procurement of materials not in line with the set budgeted quantities.

Other reasons (but not exhausting) are;

♣ unreconciled deliveries of bulk materials such as aggregates,

♣ deviations and multiple changes to the design on-site,

♣ unrealistic expectations that are far from reality.
